A risk assessment focuses on the fire hazards in a building and the preventative measures to limit the danger. A passive fire protection survey on the other hand inspects the passive fire measures within a building and their condition.

What is a Fire Risk Assessment? 

A fire risk assessment identifies any potential fire hazards in your building, highlighting the actions undertaken to mitigate them. The fire risk assessment process includes a comprehensive inspection of the premises, typically conducted by the Responsible Person or an appointed individual. 
 
Under the Regulatory Reform (Fire Safety) Order 2005, you’re required to conduct regular fire risk assessments and keep a record of any findings. 

What is a Passive Fire Protection Survey? 

A passive fire survey is an all encompassing inspection of your passive fire protection systems. This includes the inspection of key elements including fire rated partitions, firestopping measures, cavity barriers and fire doors. The structural integrity and functionality of each element is checked to ensure it can prevent the spread of smoke and fire. 
 
Passive fire protection surveys are always carried out only by qualified, trained and experienced individuals. While there are no legal requirements regarding how often you need a passive fire survey, it’s recommended to have one done annually. 

What are the Differences? 

So what are the differences between a fire risk assessment and a survey? 
 
A fire risk assessment focuses on identifying and evaluating potential fire hazards in your building, assessing the likelihood of a fire. It also determines the potential impact on occupants and property in the event of a fire. It involves a thorough evaluation of fire protection measures in place, including alarms, fire escape markings and evacuation plans. 
 
A passive fire protection survey, on the other hand, examines the structural and material features put in place to limit the spread of fire and smoke. This includes assessing the integrity of fire-resistant walls, fire doors and other elements that help contain a fire. During a survey, we check if all passive fire protection elements comply with the regulations and meet the necessary standards. 

What are the Similarities? 

While there are clear differences between the two there are also certain similarities. Both a fire risk assessment and a passive fire survey aim to improve the overall fire safety in your building, keeping both your property and occupants safe. 
 
Both assessments are also needed to ensure compliance with the relevant fire safety regulations applicable to the type of building. While their focus and methods may differ, combining the findings from both will provide you with a comprehensive report on the fire safety in your building.
